Loft conversions

Can you provide an all-inclusive loft conversion service?

Yes, the same answer applies as with home extensions; we have over 50 years of experience in the building industry and the expertise to provide a complete service from the initial free consultation and survey through to completion for loft conversion and extension projects. The service covers all the administration including the production of our specialised computer automated design drawings tailored to each customer’s specific requirements. The service also includes; structural calculations, applications for building regulations and a lawful development certificate or a planning application if required, as well as the payment of all associated fees that become payable to the local authority.

Do you require a deposit if we select your company?

No, we do not require a deposit. The only financial commitment a customer has to make at the point of signing a contract is to agree to pay for the administration. This includes the cost of the drawings and structural calculations and the fees payable to the local authority to obtain the necessary permissions for the project to go ahead.

Does your company rely on many sub-contractors?

No, the only subcontractors we use on regular basis are, a registered scaffolding company, a registered electrical contractor and a registered heating engineer all of which we have used successfully for many years and produce certification as required forming compliance with building regulations. Once the loft conversion project is underway we work continuously on the project until completion having total control of our directly employed staff that will carry out the majority of the works. There are fully qualified tradesmen on each and every loft conversion project and each project is managed by one of our directors.

Do you always need scaffolding?

Yes, health and safety is of paramount importance to us and we have a duty of care to our employees and to our customers to ensure scaffolding is erected by a registered scaffolding contractor and is certified and inspected in compliance with current health and safety regulations. Warning signage is displayed on site.

I have heard about party wall agreements, can you offer advice on this matter?

Yes. The party wall act was introduced in 1996 and serves a useful purpose. Although it is a civil matter and has nothing to do with planning or building regulations we are able to help our customers to reach an agreement with any immediate adjoining neighbours and have documents available to assist in this process if a party wall act agreement is required.

Is my current roof space/attic suitable for a loft conversion?

Probably, most roof spaces can be converted into at least one room whether they have a conventional roof structure or a modern trussed roof design. What can be achieved is dependent on the current internal roof dimensions. We are able to indicate the possible space that can be gained during the first free consultation after discussing your requirements and taking all the measurements we require during our comprehensive survey. This enables us to produce a provisional CAD drawing on which a specification and an overall cost for the project can be based.

Do Bungalow loft conversions produce much additional living space?

Yes, most Bungalow properties in the Bristol area are ideally suited for loft conversion projects. Bungalows usually have a larger floor plan than traditional two storey properties. Dependent on your free initial survey, if the roof space itself proves to have adequate height to the apex then it will be possible to convert the roof space as a ’ Velux Conversion’ or ‘Dormer Conversion’ if additional walking head room is required. Constructing a loft conversion to a terraced, semi-detached or a detached bungalow can provide a large additional floor area which can increase the living accommodation of the property by up to 70% in some cases.

Do all loft conversions require a dormer to achieve enough space?

No, this is dependent on each customer’s individual needs and the dimensions we have to work with within the roof space. If more than one room is required or an en-suite shower room is to be included, a dormer roof extension is usually required. A dormer is also often needed on the side of semi-detached properties for stair access. Regardless of the type of roof or its dimensions, we always seek to achieve the best possible result for each customer and spend more time than most listening to customers to get positive input at the design stage to ensure this happens.

Will there be much dirt or dust in the house whilst the work is being done?

No, there will be some disruption and some dust is inevitable but our company takes great care to ensure the work is programmed to ensure the most invasive work (Installing the stairs) is carried out during the later stages of the project when the dirtiest work within the roof space that has been accessed from the outside is complete and the property has been made secure. All reasonable measures are put in place to minimise the spread of dirt and dust within the occupied living area. Dust sheets and tape and polythene are used within the areas affected prior the stair installation. The ceiling is carefully removed one day and the stairs are installed the following day. We carry our own vacuum cleaners and make every effort to leave the property as clean as possible at the end of each working day but do request the client removes personal effects from the affected areas prior to the installation of the stairs.

I think our boiler may need replacing can you provide a cost for this?

Yes, we can offer competitive prices for heating installations and boiler changes as we are continuously working with our registered ‘Gas safe’ heating engineer who has many years of experience. He can offer professional advice to our customers on types of boilers and systems that are available and we work with him to ensure the timing and continuity of the project is managed to ensure pipes and flue systems are installed at the correct time.

Can you include tiling to walls or floors?

Yes, as soon as a customer has selected tiles for any walls or floors and the exact areas to be tiled have been determined, we can provide a tiling service. We do offer our customers the opportunity to use one of our accounts at a major tile supplier to purchase tiles at a discounted rate.

Can you include internal decorating?

Yes, we are able to provide a decorating service if required.

Can we see a completed loft conversion prior to committing to using your company?

Yes, if we have a potential customer who is seriously considering using our company as their favoured contractor we can put them in touch with a previous customer. They are able to view a completed oft conversion, discuss our performance and the service we offered and are then able to make an informed decision prior to commitment.

Can you offer a warranty for the completed work?

Yes C & A Johnson Ltd can offer a 'Masterbond Warranty' that is insurance backed and promoted by the 'Federation of Master Builders' of which we have been members for many years. Our history is testament to the fact that if there are any teething problems we always return to site to sort them out. Customer care does not stop when the project is complete.

In any event all the work will have the back up of drawings and structural engineering calculations that will have been passed by building control. Subsequently the work will have been inspected throughout with certificates in place covering any electrical or gas installation and a final certificate from building control showing full compliance with all the regulation has been achieved.

Do I need planning permission for an extension?

Not always. It is often possible to carry out a single storey extension to the rear or the side elevation of a property or, a porch to the front without the need for planning permission.

Rules have been relaxed in recent years and a lot of single storey extensions we have carried out have not required planning permission. However, all two storey extensions do require planning permission.

These are issues that are usually able to be discussed and resolved during our initial free survey and consultation when measurements are taken to produce a provisional design drawing on which we can base a specification and cost.

All reasonable measures are put in place to minimise the spread of dirt and dust within the occupied living area throughout the entire project and specifically at the point of breaking through. Dust sheets and tape and polythene are used within the areas affected by the most invasive work. We carry our own vacuum cleaners and make every effort to leave the property as clean as possible at the end of each working day but do request the client removes personal effects from the affected areas prior to work commencing at the point of breaking through.

Will a two storey extension be twice the price of a single storey one?

No, there is always a saving to be made in cost per square metre of the floor area gained with a two storey extension as the building is on the same foundations and has roughly the same size roof over it as a single storey extension but is a little more complex in its design.

Can you provide a kitchen fitting service?

Yes, we can supply kitchen units and offer a kitchen installation service at competitive prices providing 3D kitchen design plans and literature on request. We can also offer a bespoke kitchen design service providing made to measure units and facings with Corian or Granite work surfaces to complete the project and our customers are able to visit the factory to see samples of the units and an assembled kitchen.

Can you supply and fit BI-fold doors?

Yes, we have fitted many Bi-fold doors to kitchen/dining room extensions and have designed extensions specifically suited for dual purpose family living space with maximum natural light.

Bi-fold door extensions are popular as ‘Garden rooms’ extending dining rooms and lounge areas. This type of extension adds significantly more value than a conservatory as they are thermally efficient and are accepted as proper buildings by building societies in the true sense of the word being certified in full compliance with current building regulations.
